When Gloria called, it seemed straightforward. She and her siblings had inherited their mother’s house in the Fort Worth Stockyards and were finally ready to sell. Then we pulled the title and found the problem that became the reason for this video: years earlier, an unpaid tax bill had sent the home to a tax foreclosure sale, and when the family bought it back, the investor returned it with a quitclaim deed.

That one document is the trap. A quitclaim deed only signs over whatever rights the investor happened to have, with no clean-title guarantee, no lien check, and no title insurance behind it. A warranty deed does the opposite and is the proper instrument for a sale, which is why the quitclaim deed broke the chain of title and stalled Gloria’s family at closing.

This matters most with inherited property, because in Texas, ownership doesn’t pass automatically, and skipping the court-supervised probate process for a kitchen-table quitclaim almost always backfires.
